WITTY Port and Free Zone

Shairco, owned by Dr. Talal Al-Shair, supported by SAGIA and prominent local businessmen intended to develop a mixed greenfield and brownfield port and free zone on a reclamation in Yanbu Al-Bahr on the Saudi Red Sea coast. The port would consist of a refurbishment and reuse of the existing Yanbu commercial port as well as a greenfield world-class container port to be constructed on reclaimed land with easy deep-water access. Adjacent to the port zone there would be a logistics zone, a technology zone, an office zone and light industrial areas. The port / container yard development was phased and would ultimately occupy an area of 84 hectare, constituting roughly half of the entire development area. The container port capacity would initially be 600 KTEU/year increasing first to 1.2 then ultimately to 2.4 MTEU/year.

The scope of work included land use planning, feasibility study, port planning, concept design and financial modelling to yield NPV and IRR estimates.
